Sun Ridge Community Playground

Hi Sun Ridge Residents:

It has been discovered that some bars of our community playground fence have been bent and broken.

Please be reminded that the playground is for the community.

It is very costly to repair and replace these broken and bent bars. We know it is a challenging time for ALL! We also understand it is extremely difficult having to change your lifestyles and not be able to use your amenities.

Let’s be a community that continues to care and takes pride in our community property. We are currently following state guidelines and hope all can understand.

As we spend more time outdoors, with warmer weather, we kindly ask that you dispose of any masks, gloves, or wipes in the trash receptacles, which are placed around the community.

No Fishing in the Pond

Hi Sun Ridge Residents:

There is no fishing at the pond. We have noticed that some people are taking it upon themselves to go fishing and may not have seen the posted signs.

There are wires running through and at the edge of the pond, which support the fountain and pumps and can be very dangerous if caught onto a fishing hook.

Please enjoy your community pond safely.

Welcome to the Sun Ridge Owners Association Website!

The Sun Ridge Owners Association (SROA) is a Planned Unit Development (PUD) located in the municipality of Raritan Township, within lovely and historic Hunterdon County NJ.

There are tennis courts, basketball courts, playgrounds, a pool, a pond and over 2 miles of asphalt walking paths throughout. The Sun Ridge Community is located within the Flemington-Raritan School District and is part of the award-winning Hunterdon Central High School District.

Flemington/Raritan Township has outstanding shopping destinations and is very close to Clinton, Lambertville/New Hope and the Bridgewater Mall but is within easy reach to fabulous Jersey Shore, New York City and Philadelphia.

Hunterdon County is home to Spruce Run and Round Valley recreation areas, Voorhees State Park, the Columbia Trail and many other outdoor recreation areas.

The Sun Ridge Owners Association Community consists of 744 residences – 100 single family homes, 322 Fee Simple Townhomes and 322 Condominium units in four Condominium Associations.

The Single Family homes are fully responsible for the maintenance of their home and lots, subject to the Covenants and Restrictions of the Master Deed and By-Laws of the SROA. Their monthly fee is assessed to cover trash and recycling pickup, and maintenance of all Common Areas, Amenities and Recreational Facilities.

Fee Simple Townhomes are similarly responsible for all maintenance of their home and lots, subject to the Covenants and Restrictions of the Master Deed and By-Laws of the SROA. Their monthly fee is assessed to cover trash and recycling pickup, maintenance of all Common Areas, Amenities and Recreational Facilities. As well, the SROA maintains unfenced lawn areas and removes snow from parking areas and sidewalks parallel to the roadways.

Condominium Units are governed primarily by the Master Deed and By-Laws of their own Condominium Associations (Sections 1-4) as well as the Master Deed and By-Laws of the SROA. Their Board of Trustees sets the Maintenance of the Common Elements within their sections and collects a separate fee in addition to the SROA monthly fee.

The SROA monthly fee is assessed to cover trash and recycling pickup, maintenance of all Common Areas, Amenities and Recreational Facilities. As well, the SROA maintains all lawn areas and removes snow from parking areas and sidewalks parallel to the roadways. In addition, the SROA has assumed responsibility for the repair, replacement and maintenance of the paved parking areas, common sidewalks, parking area lighting, and for the landscaped areas 20ft away from the buildings.

The Sun Ridge Owners Association is managed by Associa Community Management Corporation and any item of the Association that you have a question or concern about may be addressed via the TownSq app or by contacting the on site Manager – Toine Hutchinson at 908-237-0994. After hours EMERGENCIES on the COMMON AREAS may be reported to 973-773-6274, the 24 hour Associa Emergency Line.
